With fewer houses and condos on the market, buyers of real estate will have fewer choices and just could be a lot more aggressive in their pursuit of a home that meets their needs.  Also remember, that buyers are frequently more motivated to get a home purchase closed in December or early in the new year and may be willing to offer a higher price, fewer concessions and sometimes even more of the closing costs just to make a deal happen – and make sure competing buyers do not thwart their efforts.
